The Carlsbad Real Estate market saw some strong sales in 2022 but nothing like 2021 where we saw one home sell for $10 million and another one sell for a record $20 million dollars.  This year we saw some of the most expensive homes sold being located on either the ocean front or water front locations.  The real estate market from last year was very different as the craze of low inventory combines with low interest rates with a huge demand caused prices to go way up with multiple buyers often competing for the same property.  In contrast, 2022 real estate prices still remained in place but with higher interest rates we saw properties stay on the market longer with less of competition among buyers.  All three of the most expensive homes were all under $6.5

One of the exciting brand new community is the Laguna Row community in Carlsbad, California.  These are new construction homes built in 2021 that have generated a lot of attention activity since they were first released about 45 days ago.  The residential condos that have been released have all been 3 bedrooms residential condos with a variety of floor plans that have started from 1,535 to 1,651 square feet.  As you can expect with this crazy real estate market all 8 properties that have been released for sale have already received offers and are currently in-escrow.  There are a lot of buyers looking for high quality homes in the Carlsbad area and these sure fit that criteria.

The Carlsbad Real Estate market like most other markets in California has really seen a surge in real estate prices over the past year.  It's been really amazing to watch as homes that used to be hard to sell and selling within a matter of days with real estate prices going higher and faster than a lot of buyers have ever seen.  Some homes in the Carlsbad area have dramatically gone up in price and for those who have flipping properties over the past 12 months have been extremely lucky in the timing of all of this.  The real question that everyone is thinking is how much longer will this real estate boom last?  In order to try and figure out this answer it's important to understand how we got here.

Carlsbad has had a number of a number of brand new construction homes and communities that have been built in the last several years.  One of the biggest communities was the Robertson Ranch neighborhood which featured upscale homes located in 4 different neighborhoods to choose from.  There have also been several smaller neighborhoods that has been built in the last several years with a variety of detached single family homes to residential townhouses and condos.  There are many owners who buy these newer homes as investment properties and quickly rent them out after making a purchase.  These are great properties to find for lease since you are moving into a home that potentially has never been lived in.

There is a community in Carlsbad that is gaining a lot of popularity that is commonly known as the Kensington at the Square condo community.  The homes were first built starring in 2019 and have continued through 2020 with many condos already sold.  Real Estate prices have consistently sold for under $900,000 in the last year which is a tremendous value for a 3 bedroom condo in the Palomar Airport area of Carlsbad.  in 2021 we have seen 8 listings come on the market with 7 of them selling between $580,000 to $899,000 and with one pending sale at a list price of $929,000.  The big range in pricing may be in part due to the pandemic which saw real estate prices stagnate for the first month or so during the lockdown period and then slowly build up as time

Located in our neighboring city of Encinitas is a brand new community that is being built that is grabbing a lot of attention.  The community name is Fox Point Farms and it will feature a total of 250 homes in the coastal Encinitas area.  The really cool part about this community is that the architecture will take on the farm theme and 40 of the 250 homes will be dedicated to lower income families as well.  The homes have yet to be built but there is already a demand for these homes and we are excited to start seeing these homes being built.  The location of this neighborhood is expected to be located near the interested of Leucadia Blvd and Quail Gardens Drive which is a location that is a short driving distance to the 5 freeway and the beach.

One of the better values in Carlsbad for those looking for a golf course view can be found in the Fairway South community.  Located on a small island of land that is surrounded by the La Costa golf course and on Navarra Drive is a small condo complex with two and three bedroom condo floor plans to choose from.  The two bedroom condos are actually pretty large with an approximate 1,545 square feet.  The three bedrooms are much larger and can go up to one listing that has a reported 2,277 square feet.  The most premium condos will be those that face directly on to the golf course.  One of the newest listings that can be found here is a three bedroom condo with direct golf course views and is currently on the market for $765,000.  It just came on the market

One of the most common questions we get from real estate home buyers is the question about Mello Roos.  I heard this term a lot when I first moved to California and had no idea what people were talking about.  It's worth getting to know this term as it can cost you a lot of money if the home has it.  It's pretty simple, home builders are always looking to save costs when building a brand new community.  Often times they will create a bond called Mello Roos which essentially pass on many of the neighborhood building costs to the buyer.  Things like sidewalks, streets, etc are costs that are often paid by the buyer in a Mello Roos bond.  The bond itself normally ranges around 30 years but I've seen it as low as 25 years, it all depends on various factors.

The second phase of the Lanai community in Carlsbad is in full swing in this new construction neighborhood.  The new crop of homes is located in the Lanai II neighborhood with a selection of four to five bedrooms homes with homes ranging from 3,272 to 3,782 square feet.  Things are moving quickly in the Lanai II community with one home already closed escrow and two other pending sales ranging from list prices of $1,299,000 to $1,449,000.
