We recently received a call from one of our clients that was interested in putting her home on the market. The home had been a rental for about 20 years but was still in relatively good condition. One of her friends indicated to her that she should sell the property "as-is" so she would not have to worry about fixing any repairs, etc to the home. She asked me if I thought this was a good idea and I said buyers can look at this one of two ways. First, when a home is being advertised for sale in "as-is" condition some buyers believe that the home will need a lot of work which the owner is not willing to do. I have to admit when I hear that phrase I often wonder myself if there are any repairs that need to be made. There is another set of buyers that just realize that there may not be a lot wrong with the home but the owner doesn't want to deal with any repair requests and that's why they are selling it as-is. My client asked me for my recommendation if she sell it in this manner and this is what I told her.
I recommended that since the home is in good condition I would not advertise the home being sold as-is. I said that it is a very hot market right now and you can almost get away with telling people it's as-is and most buyers would not think twice about it since they are eager to buy a home. I explained that the word as-is is not really necessary since you can verbally tell buyers that the owner is not willing to do any repairs if any come up. With that being said there is a case for this phrase to be used and many sellers use this when selling a home. The Carlsbad real estate market like other beach towns here in Southern California has very low inventory so buyers are willing to put up with a lot just to get the home. Just because you see a home being advertised in this manner don't automatically assume that there are a lot of repairs needed. We always recommend talking with your real estate agent to see if they can find out what repairs if any need to be made.
