The Alta Mira Carlsbad community is arguably one of the best places to find ocean view homes in the Carlsbad area.  One of the big selling features for this community is its ideal location that is perched high on a hill just east of the 5 freeway between the exits of Palomar Airport Road and Poinsettia Lane.  These are attached condos that often include a garage space with an additional parking permit.  Over the past years ocean view properties have sold in a relatively short period of time.  The chart below shows what homes have sold for in the Alta Mira community in the last several years.  If you looking at the days on the market it's not uncommon to see homes selling under 30 days or less.

The Carlsbad Real Estate market saw some strong sales in 2022 but nothing like 2021 where we saw one home sell for $10 million and another one sell for a record $20 million dollars.  This year we saw some of the most expensive homes sold being located on either the ocean front or water front locations.  The real estate market from last year was very different as the craze of low inventory combines with low interest rates with a huge demand caused prices to go way up with multiple buyers often competing for the same property.  In contrast, 2022 real estate prices still remained in place but with higher interest rates we saw properties stay on the market longer with less of competition among buyers.  All three of the most expensive homes were all under $6.5

We have a lot of buyers looking for ocean view homes in the Carlsbad area in a wide variety of price points.  Finding a home under $500,000 in the Carlsbad area is very tough to find and finding one with an ocean view as truly rare.  One of the new listings that came on the market 3 days ago caught our eye since the two bedroom, two bath home offered panoramic ocean views and is listed at $459,000.  Many buyers would ask what the catch as this price point is too good to be true.  There are some things to consider when looking at this listing.  First, this is a manufactured home that is located in the gated community called Lanakai Lane in Carlsbad.  The home has the look and feel of a traditional single family home but in fact it's a manufactured home.

Carlsbad has had a number of a number of brand new construction homes and communities that have been built in the last several years.  One of the biggest communities was the Robertson Ranch neighborhood which featured upscale homes located in 4 different neighborhoods to choose from.  There have also been several smaller neighborhoods that has been built in the last several years with a variety of detached single family homes to residential townhouses and condos.  There are many owners who buy these newer homes as investment properties and quickly rent them out after making a purchase.  These are great properties to find for lease since you are moving into a home that potentially has never been lived in.

Carlsbad has a wide range of rentals from luxury ocean view condos to large two story estate homes.  One of the more requested type of home are those properties located on one story.  It seems like this is becoming the trend as more and more people are looking for homes that accommodate a main floor bedroom which are incorporated into single level properties.  Carlsbad has so many great communities it would be hard to explain every single neighborhood where you could find one story homes.  With that being said some of the more popular places to look for detached single family homes would be like the La Costa area of Carlsbad.  There are many great one story properties located here that often come with a good lot size especially if it's an older home.

One of the most common questions we get from real estate home buyers is the question about Mello Roos.  I heard this term a lot when I first moved to California and had no idea what people were talking about.  It's worth getting to know this term as it can cost you a lot of money if the home has it.  It's pretty simple, home builders are always looking to save costs when building a brand new community.  Often times they will create a bond called Mello Roos which essentially pass on many of the neighborhood building costs to the buyer.  Things like sidewalks, streets, etc are costs that are often paid by the buyer in a Mello Roos bond.  The bond itself normally ranges around 30 years but I've seen it as low as 25 years, it all depends on various factors.

The homes surrounding the Four Seasons Aviara Hotel are considered some of the best neighborhoods in the Carlsbad area.  As with most Four Seasons resorts the area is simply beautiful with wonderful ocean views surrounded by a lush golf course and upscale homes.  One of the most prestigious neighborhoods is the Avira Point community that is a secure gated community with golf front properties that often feature over 4,000 square feet and offer wonderful golf course and ocean views.  Real Estate prices in this community are often found in the $2 million range for a 5,500 square home with ocean and golf course views.
