Most Expensive Carlsbad Homes Sold In 2022

The Carlsbad Real Estate market saw some strong sales in 2022 but nothing like 2021 where we saw one home sell for $10 million and another one sell for a record $20 million dollars.  This year we saw some of the most expensive homes sold being located on either the ocean front or water front locations.  The real estate market from last year was very different as the craze of low inventory combines with low interest rates with a huge demand caused prices to go way up with multiple buyers often competing for the same property.  In contrast, 2022 real estate prices still remained in place but with higher interest rates we saw properties stay on the market longer with less of competition among buyers.  All three of the most expensive homes were all under $6.5 million.

6479 Surfside Lane, Carlsbad was the most expensive homes sold this year selling in December of 2022.  The five bedroom home was located on "Surfside" street which is considered an ocean front street but with a street located in front of called "Carlsbad Blvd" where cars do pass by.  Carlsbad in general has a limited number of homes located directly on the bluff front with no other homes or streets in front of them.  The unique thing about this property is that is was a brand new construction home built in 2022 with an approximate 4,638 square feet and built in a very Contemporary architectural style.  The exterior offered bold rectangular angles to it as pictured below while the interior offered clean and modern lines with wonderful ocean views.  It was listed in August of this year and sold after being on the market for 87 days at the full asking price of $6,450,000.

5257 Shore Drive, Carlsbad was the second highest sale this year selling for $6 million in September of 2022.  The property was only on the market for 22 days and selling for $1 million under the original list price of $7 million dollars.  This was a perfect example of a home located on the bluff front with unobstructed ocean views as pictured below.  It was located in the upscale Terramar Carlsbad community which is arguably the best place to find homes located on the bluff front.  5257 Shore Drive was being marketed as a "rare opportunity" as homes rarely come on the market here even though the home appeared to need some updating.  A great opportunity for the new owner to make this a trophy style property.

4469 Adams Street, Carlsbad was the third highest sale selling for $5,810,000 in March of 2022.  Compared with the first two properties this home was located on the water front near the Aqua Hedionda Lagoon waters.  One of the biggest selling features for this four bedroom home with an approximate 4,085 square feet of living space was that is a was a brand new construction home that was completed in 2021.  One of the unique things about this property is that is offered a reported 77 feet of water frontage in a lagoon where it's not uncommon to do paddle board and other water sport activities.  The two level home had a warm Contemporary feel to it with wood beam ceilings combined with clean and modern lines.  The show stopper was the salt water pool and spa area that overlooked the lagoon as pictured below.
