Carlsbad Condos

We got a lot of requests from clients looking for a variety of things in a home.  Often times having an ocean view is one of the most requested items but every now and then we have clients asking for homes that also come with a roof top deck.  Since the density of homes here in Carlsbad can be pretty tight the views are often limited from the main living spaces, especially in condos and townhouses.  Having a roof top deck is often times the place where you can find wonderful panoramic and ocean views.  There are several places to look to find homes in the Carlsbad area with rooftop decks.

One of the most common questions we get from real estate home buyers is the question about Mello Roos.  I heard this term a lot when I first moved to California and had no idea what people were talking about.  It's worth getting to know this term as it can cost you a lot of money if the home has it.  It's pretty simple, home builders are always looking to save costs when building a brand new community.  Often times they will create a bond called Mello Roos which essentially pass on many of the neighborhood building costs to the buyer.  Things like sidewalks, streets, etc are costs that are often paid by the buyer in a Mello Roos bond.  The bond itself normally ranges around 30 years but I've seen it as low as 25 years, it all depends on various factors.

One of the newest communities to come to the Carlsbad area is the Carlyle Carlsbad Village neighborhood.   These are brand new construction condos that are slated to be completed by the summer of 2020.   The builder has put together a nice set of amenities for those who buy here which include a shared private pool and cabanas and 2 assigned parking space which one of these is dedicated for EV charging.  The location is really key here as it's set on the ocean side of the 5 freeway which is considered one of the most desirable locations in Carlsbad.  It's situated off Carlsbad Village Drive which is the heartbeat to the downtown shopping village area filled with great restaurants and retail shopping that are within walking distance from this location.

One of the best values by the beach in Carlsbad is the Village by the Sea complex.  These two to three bedroom townhouses have a lot to offer with a location that is approximately a couple blocks to the beach.  Many of these homes are very spacious and can average over 1,500 square feet of living space.  What I really like about these homes is the simple floor plan that offers a living space in the ground level complete with a gas fireplace and a great spot to watch TV.  The mid-level is typically where you will find the dining room which is the perfect ideal gathering space since it looks down onto the first level living room.  Upstairs is where you will find the kitchen with a large island with lots of cabinetry.

Finding a home in the Carlsbad area with a downstairs master is a common request that we get from home buyers.  This request is often from those who don't want to take stairs up to the second level which is common among those older in age.  It's also very convenient when making trips to the kitchen and other parts of the house with no steps up to another level.  Home builders are starting to realize the popularity of these one story homes and that's why you are staring to see more new construction homes built on one level.

Real Estate agents have a great tradition that helps them learn what homes are on the market at any given time.  The term Broker Preview is what is commonly referred to as an open house for real estate agents which happened on a given day and time every week.  This way agents can have a chance to view any of the newly listed homes on the market without having to make an appointment with the listing agent.  This is crucial as time is of the essence and during a broker preview it's not unrealistic to see anywhere from 10 to 15 homes within a three hour window.  Often times agents will specialize in a specific neighborhood which makes it crucial that have seen every home that comes on the market in their area.

One of the newest developments in the coastal Carlsbad area is the Magnolia Walk townhouse community.  Located on the ocean side of the 5 freeway near the Tamarack exit is a new and exciting townhouses now being offered for sale.  They are still under construction and expected to be finished by the end of next month.  There will a nice variety of two to four bedroom townhouses that will start at 1,092 to 1,565 square feet.  The townhouses are built in the classic Mediterranean style which is very popular in the Carlsbad area.  The builder has designed some nice features to be added in the homes that include vaulted ceilings, cozy fireplace, outdoor patio and granite counters in the kitchen area.  One of the unique things they are adding in the garage is

A set of 4 new brand new construction homes have just hit the market this week in Carlsbad, California with the new community name of "Acacia Pacifica."  Located approximately one half block to the beach is a collection of attached condos that are currently priced between $2,850,000 to $3,250,000.  The condos are still currently under construction with an estimated completion date around October 2018.  It's still easy enough in the construction phase for buyers to have some design changes if they act quick enough with an offer.

One of the more popular condo buildings in the Bristol Cove area is the Tu Casa complex located at 4747 Marina Drive in Carlsbad, California.  The four story complex dates back over 40 years ago when it was built in 1975 with two to three bedroom units that often come up for sale and for lease.  The unique thing about this Tu Casa is it's prime location at the edge of the Aqua Hedionda lagoon.  Many of the units will offer wonderful water views with direct lagoon access and can offer private boat docks associated with the condo purchase.

Legoland is one of the main attractions for tourists who visit the beach town of Carlsbad, California.  The theme park is located very close to the beach off Palomar Airport Road on the east side of the 5 freeway.  It's also within close proximity to the Carlsbad Premium Outlet shopping center which features high end shopping near the freeway.  Beyond the numerous shopping and restaurants located in this area are several residential neighborhoods that are within close proximity to Legoland.  All of these homes offer an easy 5 minute drive down to the beach with easy freeway access.  Here is a quick guide to the different communities found in this immediate area.

The Agave at the Preserve is a brand new construction community with 88 two story townhouses currently under construction.  I had the opportunity to view these homes and was pleasantly surprised by the open floor plans and outdoor spaces that are incorporated into these homes.  Four of the model homes are open right now and give you good sense of the various floor plans that will be available to purchase.  One of my favorites was the corner unit townhouses that offered lots of natural light from lots of windows located on two sides of a room.

A set of 8 residential townhouses are currently under construction right now in the heart of the La Costa area.  The condos located at 7570 Gibraltar Street are built in the Contemporary Modern style and directly across the street from the La Costa Resort & Spa south golf course.  This area is very filled with small individual condo and townhouse communities that sit next to the golf course with direct golf course views.  These are brand new condo listings that have all come on the market in the last two weeks.

We are always asked where are the most expensive properties located in Carlsbad and are simple is "the beach."  In fact, this is true for this year's top 3 sales in the Carlsbad as two of the three were located on the beach on the famous Ocean Street.  2016 was an incredible year in Carlsbad with already 1,734 homes sold and counting for the remainder of this month.  Here is a recap of what homes sold for the most money in the beach community of Carlsbad, California.

The first two highest sale this year goes to an oceanfront home located at 2497 Ocean Street in Carlsbad.  The home sold for $4.2 million and closed escrow on 08/02/2016.  This was a private sale that sold even before the home came on the market and was originally marketed at $4,450,000.

One of the newest communities in Carlsbad is the Seagrove community where brand new construction townhouses are currently being built.  The initial phase of selling has already begun with a large majority of the units have already been sold.  The area offers a unique location near the beach with panoramic views of the Buena Vista lagoon area as pictured below.  The floor plans are pretty simple and include a main floor bedroom and bath on the entry level.  The model homes had this set up as a zen room, bike storage room and office.  It could be used for a variety of things but this is the first thing guest will see as they enter your home.  Once you go up the stairs there is a long narrow room that includes a family room, kitchen and dining area.  There

The beach town of Carlsbad in North San Diego county can be very expensive, especially when looking for a home close to the beach.  While most homes sell for over $600,000 there is a still a small pocket of properties that sell for under the $300,000 price point.  The 92008 zip code in Carlsbad is an area closest to the ocean and typically covers ocean front and ocean close homes within a ten minute radius.  One of the condo complex's located in this geographic range is The Grove condominiums which also currently offers condos for sale under $300,000.  The location is located next to The Shoppes at Carlsbad that features Macy's and other brand named stores.  It's also centrally located next to the 78 freeway and approximately 10 minutes to the beach.
