The Foothills is one of the more popular places too find detached single family rental homes in the Carlsbad area.  Many of the homes were built here in the last 13 years with beautiful Spanish and Mediterranean architectural style houses.  On an average year we typically see around five rental homes come on the market though some of the more recent years as seen a real shortage of new listings.  For example in 2021 our Multiple Listing Service records show only one home that was listed for lease and only two properties in 2022.  The good news is that in January of 2023 we already have two new rental listings on the market which is surprising as this is typically the off-season for rental listings.  Normally, most landlords like to have their homes come up for lease in the spring and summer months when the rental market is more active.  If you are new to Carlsbad then the Foothills is a great neighborhood filled with a lot of community amenities and is located approximately 3 miles to the beach.

Real Estate rental prices for The Foothills will vary depending on the size of the home but on average a 3 or 4 bedroom home will lease for at least $4,500 a month or more.  One of the current listings at 3586 Summit Trail is currently on the market for $4,500 a month and features a total of three bedrooms, two baths with an approximate 1,753 square feet of living space.  It just came on the market 2 days ago and the owners are looking for a 12 month lease with a move-in date starting after February 1st, 2023.  They are open to a pet so you would need to include information on your pet with the rental application for approval.  There is also another rental at 3524 North Fork Avenue that is up for lease at $6,500 a month.  It's a much larger four bedroom home with an approximate 3,228 square feet with the owner wanting a 6 month lease and then month-to-month after that.  This one is currently pending status which means the owner has received an application from a renter and has agreed to rent it to them.  Below is The Foothills rental history chart throughout the years to help give you a better idea for pricing in this neighborhood.  Please contact our local Carlsbad Real Estate agents with any questions at 760-710-0268 and we will be happy to assist you.
