The Tamarack Point neighborhood is highly regarded as a family oriented neighborhood located near the Calavera Hills area of Carlsbad. For the most part many of these homes are located on level lots that don't offer much of a view at all. There are some exceptions to this with some homes located on lots that offer panoramic views including the Pacific Ocean. Look for homes located on Buckingham Lane, Piccadilly Court, Chelsea Court and Southhampton Street. These streets are widely known for offering great ocean, sunset and canyon views.
So the questions becomes on how much is an ocean view worth? How much difference in price will an ocean view increase the value of the home. There are several factors that go into this. First, the value of the home is often determined by the condition of the home. If the home is in good condition and you are comparing identical properties then a view can increase the value by $50,000 to $100,000. This number can fluctuate depending on how good the view is and if there any obstructions to the view. Also, privacy of and size of the lot play a factor as well as the number of upgrades you have done to the home.
Currently, there is one two bedroom ocean view home that is on the market for $649,000. It offers 1,217 square feet, built in 1986 and features panoramic views. There have been 14 sales in the last year that range between $484,000 to $890,000. The highest price sale was a very large and featured a 2,375 square feet home located on a half acre lot. The home didn't have an type of ocean views but sold due to the lot and property size. Of the 14 sales only one of these properties had an ocean view and sold for $685,000. The home was slightly bigger at 1,612 square feet and sold after being on the market for just 3 days. Right now you can buy a single family residence in the Tamarack Point area between $649,000 to $660,000. It's approximately 4 miles to the beach and located near top schools and neighborhood amenities.
