One of the exciting brand new community is the Laguna Row community in Carlsbad, California.  These are new construction homes built in 2021 that have generated a lot of attention activity since they were first released about 45 days ago.  The residential condos that have been released have all been 3 bedrooms residential condos with a variety of floor plans that have started from 1,535 to 1,651 square feet.  As you can expect with this crazy real estate market all 8 properties that have been released for sale have already received offers and are currently in-escrow.  There are a lot of buyers looking for high quality homes in the Carlsbad area and these sure fit that criteria.

Carlsbad has had a number of a number of brand new construction homes and communities that have been built in the last several years.  One of the biggest communities was the Robertson Ranch neighborhood which featured upscale homes located in 4 different neighborhoods to choose from.  There have also been several smaller neighborhoods that has been built in the last several years with a variety of detached single family homes to residential townhouses and condos.  There are many owners who buy these newer homes as investment properties and quickly rent them out after making a purchase.  These are great properties to find for lease since you are moving into a home that potentially has never been lived in.

One of the newest communities to offer brand new construction homes in Carlsbad is the Ashton on Brady Circle neighborhood.  The homes are located on the street of Brady Circle and hence the name Ashton on Brady Circle.  The street features several upscale homes that were built brand new in 2002 with select properties located on large oversized lots.  The new development is slated for 7 new construction homes with one and two story floor plans.  Two of these homes have been released for sale in our Multiple Listing Service.  The first one is located at 1643 Brady Circle which is a one story home with a total of five bedrooms, four and a half baths and an approximate 2,837 square feet of living space.  It's currently listed at $1,345,000.  One of the

One of the newest communities to come to the Carlsbad area is the Carlyle Carlsbad Village neighborhood.   These are brand new construction condos that are slated to be completed by the summer of 2020.   The builder has put together a nice set of amenities for those who buy here which include a shared private pool and cabanas and 2 assigned parking space which one of these is dedicated for EV charging.  The location is really key here as it's set on the ocean side of the 5 freeway which is considered one of the most desirable locations in Carlsbad.  It's situated off Carlsbad Village Drive which is the heartbeat to the downtown shopping village area filled with great restaurants and retail shopping that are within walking distance from this location.

One of the most sought after new communities in Carlsbad is the Blue Sage neighborhood at the Preserve.  If you are thinking about buying a new home this area of Carlsbad should be on your radar since there is a wide variety of housing available here.  Within the Preserve are 4 different neighborhoods with some of the most affordable homes located at the Blue Sage & Agave community.  The location is near the College Blvd off ramp and the 78 freeway.

Some of the first homes in the Cypress neighborhood at the Preserve have been released for sale on our multiple listing service.  The Preserve has been selling homes in the Agave & Acacia neighborhood which first staring offering condos in the low $500,000 range.  Each of the 4 neighborhoods at the Preserve have been built at different times to make sure there is not too much inventory flooded into the marketplace.   Both Agave & Acacia are residential townhome properties with homes still available for sale.  The Cypress community is the first to offer detached homes with it's own fenced yard, rooftop deck, driveway and 2 car garage.  These are very modern homes built within the classic Spanish & Mediterranean architecture.  The 6 different floor plans

The second phase of the Lanai community in Carlsbad is in full swing in this new construction neighborhood.  The new crop of homes is located in the Lanai II neighborhood with a selection of four to five bedrooms homes with homes ranging from 3,272 to 3,782 square feet.  Things are moving quickly in the Lanai II community with one home already closed escrow and two other pending sales ranging from list prices of $1,299,000 to $1,449,000.  

There is still one five bedroom home with 3,272 square feet that is still on the market for $1,311,040.  it actually just came on the market today and slated for completion in later summer of 2019.  The two story home is built in the plantation architectural style has a lot to offer with an attached three car garage.

One of the newest developments in the coastal Carlsbad area is the Magnolia Walk townhouse community.  Located on the ocean side of the 5 freeway near the Tamarack exit is a new and exciting townhouses now being offered for sale.  They are still under construction and expected to be finished by the end of next month.  There will a nice variety of two to four bedroom townhouses that will start at 1,092 to 1,565 square feet.  The townhouses are built in the classic Mediterranean style which is very popular in the Carlsbad area.  The builder has designed some nice features to be added in the homes that include vaulted ceilings, cozy fireplace, outdoor patio and granite counters in the kitchen area.  One of the unique things they are adding in the garage is

Every time a new community is built its not uncommon for the builder to build beautiful model homes that have many upgrades to show off the potential of the homes located in the neighborhood.  Many of our clients always fall in love with these model homes and think that there will home will look the same way but soon realize that all of these upgrades cost a lot of money.  For the most part these model homes are not available for sale when the community is first being built but at some time they do come on the market for sale, typically when it's toward the end selling homes in that particular neighborhood.

A set of 4 new brand new construction homes have just hit the market this week in Carlsbad, California with the new community name of "Acacia Pacifica."  Located approximately one half block to the beach is a collection of attached condos that are currently priced between $2,850,000 to $3,250,000.  The condos are still currently under construction with an estimated completion date around October 2018.  It's still easy enough in the construction phase for buyers to have some design changes if they act quick enough with an offer.

One of the newest neighborhoods in Carlsbad is the The Golden Surf community.  This is small neighborhood of 5 new construction homes that were built in 2018.  The homes are located on Camino De Las Ondas street with real estate prices starting just above one million dollars.  Sizes range from a three bedroom, two and a half bath home with 2,313 square feet to a four bedroom, three and a half bath home with 3,283 square feet.  The demand for these types of homes in the last couple of years has been very high with new communities like Robertson Ranch selling very well.

One of the newest communities in Carlsbad, California featuring new construction homes built in 2018 is the Seascape Homes neighborhood.  The homes are located near the cross streets for Pointsettia Lane and Aviara Pkwy and feature one and two story homes starting at just under $1 million dollars.  The topography of the land is very interesting as it's high enough on hill to offer nice mountain and ocean views from select properties.  

Currently there are 3 homes on the market for sale.  The lowest priced property at 6651 Surf Crest Street is listed at $989,950 and features a total of 3 bedrooms, 2 baths with 1,628 square feet.  This is one of the rare single story homes available here and located on an approximate 6,582 square foot lot.  The interior

The Agave at the Preserve is a brand new construction community with 88 two story townhouses currently under construction.  I had the opportunity to view these homes and was pleasantly surprised by the open floor plans and outdoor spaces that are incorporated into these homes.  Four of the model homes are open right now and give you good sense of the various floor plans that will be available to purchase.  One of my favorites was the corner unit townhouses that offered lots of natural light from lots of windows located on two sides of a room.
