Carlsbad Mills Act Homes

The Mills Act is a federally run program that offers huge discounts on property taxes for those who own historic homes.  We have received several inquiries from clients who are looking for a home that is covered by the Mills Act in the city of Carlsbad.  When looking on the Internet for properties you will often find two designations when it comes to the Mills Act.  The first are properties that are "eligible" for the Mills Act but have not gone through the application process.  Some clients don't want these kind of properties since the application process can take up to 9 months and there is no guarantee the property will be accepted.  The second set of advertised properties are those that already have the Mills Act designation.  This is a huge selling point since the application process has already been done and the property accepted into the program.  This allows the new buyer to take over the property and continue with the Mills Act program.  It's actually a pretty easy transfer to the new buyer with the Mills Act asking the buyer to submit new exterior photos of the property and sign an agreement that they will not do any major exterior renovation without going through them first.  

The tax savings for being in the Mills Act can be HUGE.  I've seen some properties where the annual tax should be $10,000 a year and the Mills Act rate is discounted to $2,000 a year.  it's important to note that each property is different and will have different rates but the bottom line is that the savings can be significant.  Taxes in California are always 1% of the purchase price plus and additional taxes that the city may charge.  The biggest hurdle when looking in North San Diego county is that there is a limited number of historic properties that come on the market.  Then finding a home within that limited number of properties that have the Mills Act makes it very difficult to find in the Oceanside & Carlsbad beach communities.  We always recommend expanding the search as there are many Mills Act homes in the south San Diego county area like La Jolla and the Mission Hills area.  There are also historic properties in Orange County that also have the Mills Act designation.  For more information on this subject please contact our Carlsbad Real Estate agents at 760-710-0268.
